Georgia Homestead Exemption: Deadline & How to Apply (2026)
Georgia’s homestead exemption filing deadline is April 1, according to Georgia Department of Revenue.
A homeowner can file an application for homestead exemption for their home and land any time during the prior year up to the deadline for filing property tax returns (April 1).
Where the application goes
Applications go to the county, not the state. That is why this site is organised by county: the deadline printed on a state page is the rule, and several counties do not follow it.
Georgia calls it Property Tax Homestead Exemptions. The name is worth knowing before you go looking for the form.
Who qualifies
Owner-occupants qualify for a standard $2,000 exemption on their primary residence. Homeowners age 65+ can receive a $4,000 exemption (income limit $10,000/year), plus an age-62+ school-tax exemption up to $10,000 of assessed value and an age-62+ 'floating' inflation-proof exemption for value increases above $10,000 (income limits apply). 100% disabled veterans and surviving spouses of qualifying veterans/service members can receive an exemption up to $121,812 (2025 amount), and surviving spouses of peace officers or firefighters killed in the line of duty can receive a full homestead-value exemption.
The Georgia counties we hold
Each deadline below was read from that county's own page rather than copied down from the state rule. Where a county's own words differ, its page says so.

| DeKalb County | April 1 | Follows the state rule |
| Clayton County | April 1 | Follows the state rule |
| Chatham County | 45-day appeal deadline on that year's Notice of Assessment (not a fixed calendar date) | The county sets its own |

Georgia homestead exemption questions
- When is the homestead exemption deadline in Georgia?
- April 1 — the source we read puts it this way: “A homeowner can file an application for homestead exemption for their home and land any time during the prior year up to the deadline for filing property tax returns (April 1).” We read it on 2026-08-04.
- What is the exemption called in Georgia?
- It is called Property Tax Homestead Exemptions. The name matters when you are searching: an application filed under the wrong programme name is the most avoidable delay there is.
- Where do I file in Georgia?
- Applications go to the county, not the state. That is why this site is organised by county: the deadline printed on a state page is the rule, and several counties do not follow it. The state's own page is https://dor.georgia.gov/property-tax-homestead-exemptions.
- Who qualifies in Georgia?

- Does Georgia have one deadline for the whole state?
- Not reliably. We hold 8 counties in Georgia and read each one's deadline from that county's own page rather than copying the state rule down. Where a county's own words differ, its page says so.
- Which law creates the Georgia exemption?
- O.C.G.A. § 48-5-40, § 48-5-44, § 48-5-47, § 48-5-47.1, § 48-5-48.4, § 48-5-52, § 48-5-52.1. We cite it so you can read the rule rather than take our word for it — nothing on this site is legal advice.
- Is there one Georgia application form?
- Yes — the state publishes one at https://dor.georgia.gov/media/32986/download. Some counties still want their own version of it, so check the county page before you fill anything in.
