When is the Georgia homestead exemption deadline?

Georgia is the state where the county answer is the answer

Georgia's statute names April 1. Half the Georgia counties we hold do not simply say that, and the differences are not editorial — they change what date you have to act on. One county ties filing to the 45-day appeal window printed on that year's Notice of Assessment and never mentions April 1 at all. Another changed its rule during 2026 to "any time before the last day for filing appeals". A third offers April 1 or the appeal window, whichever is later.

A page that prints "April 1" from the state rule would be wrong for half of Georgia. That is the whole argument for reading counties individually, and Georgia is where it stops being theoretical.

One county contradicts itself, and we publish both readings

Gwinnett County states the deadline two different ways on two of its own official domains: the Tax Commissioner frames it as the Notice of Assessment appeal deadline, and a county news release states the flat statutory date. Both are official Gwinnett sources.

We do not pick a winner. The county page shows both, because a homeowner who acts on the earlier of the two is safe under either reading and a homeowner who acts on our guess is not.

The online portals close for most of the year

Georgia counties run e-filing for the January-to-April season and close it afterwards. Two of our counties' portals returned server errors when we checked in August and a third says on its own page that filing online is unavailable until November. The link is still the right link; it is just closed. The paper form and the office work all year.
