When is the Florida homestead exemption deadline?
Florida's homestead exemption deadline is March 1, according to Florida Department of Revenue.
March 1 - Deadline for property owners to file with the county property appraiser for exemptions or agricultural or other classifications
One date, twelve property appraisers
Florida's date is statutory and every property appraiser we read states it the same way. What differs is the filing period around it: several counties describe an annual window that opens the day after the previous year's deadline, so the same page can be read as "you have twelve months" or "you have until March" depending on which sentence you land on. Our county pages quote the sentence rather than paraphrasing it.
The residency evidence is the real gate
Across every Florida county in our set, the recurring rejection reason is documentary rather than legal: a driver licence, vehicle registration or voter registration still showing the previous address. Florida property appraisers check these, and updating them is something you do before filing, not after being asked.
Late filing has its own deadline
Missing the timely date does not necessarily end it. Several Florida appraisers publish a separate, later absolute cut-off for late applications, and where they do, our county page carries their words for it.
More about Florida
- Does Florida's exemption transfer when I move?
- The benefit accumulated on your old home may be portable to a new Florida home, but it is a separate application from the homestead exemption itself and it has its own paperwork. Check with the county your new home is in.
- Is the Florida homestead exemption the same as the Save Our Homes cap?
- No. The exemption reduces taxable value; the assessment cap limits how fast assessed value can rise. Holding the exemption is what makes the cap apply, which is why people encounter them together.
