How does the New York STAR exemption work now?

New York's homestead exemption deadline is No fixed annual deadline for STAR credit registration — homeowners register once with NY State (a late registration is still accepted for up to 3 years after that year's income-tax filing deadline). The legacy, now-closed STAR exemption instead used each locality's 'taxable status date,' except NYC which allowed filing through March 15., according to New York State Department of Taxation and Finance.

We'll accept your registration for up to three years from the income tax filing deadline for the year covered by the credit. For example, to claim the STAR credit for 2024, you must register by April 15, 2028.

The thing most pages still describe is closed to new applicants

New York's School Tax Relief benefit exists in two forms. The STAR exemption, applied by your local assessor as a reduction on the school tax bill, has been closed to anyone who bought their home after 2015. The STAR credit, which the state pays out directly, is what a new homeowner gets.

This is the most frequently misreported fact about New York property tax relief, and it changes the action completely: there is no local exemption form for a new applicant to file.

You register once, with the state

Registration for the STAR credit goes to the state tax department through its homeowner portal, not to a county or town office, and it is a one-time registration rather than an annual filing. The state also allows a late registration for a defined number of years after the fact, which is unusually forgiving compared with the county deadlines elsewhere on this site.

Why there are no New York county pages

We have measured no New York county. The state phrase has real volume, but the verdict that authorised this build says in as many words that county demand must not be extrapolated from a state word — and with registration handled centrally there would be less on a county page here than anywhere else in our set.

More about New York

I already have the STAR exemption. Do I have to switch?
Not necessarily — homeowners who held the exemption before the cutoff can keep it applied locally. Switching to the credit is a choice, and in some circumstances it pays more.
What is Enhanced STAR?
A larger benefit for owners aged 65 or over with income below a limit the state re-sets each year. It has its own eligibility and its own income verification, on top of basic STAR.

Counties this site does cover

We hold no New York county pages — the reason is on the New York page. These are the largest counties we do cover.
